Mr. Needham has over 26 years of healthcare experience and 33 years of real estate development, acquisition, and project management experience, as both a real estate developer/investor and an attorney.  Respected for his pragmatic and creative problem solving, execution abilities, and comprehensive understanding and experience with the entire real estate acquisition and development process, Mr. Needham manages the full lifecycle of real development projects, from feasibility analysis, site selection, due diligence, land acquisition, budgeting, financing, project design, project entitlement, value engineering, construction, marketing, leasing, tenant relations, property management, asset management, and disposition.  Mr. Needham also structures joint venture and other company relationships.

 

Prior to joining National Healthcare, Mr. Needham was a principal with Triad Partners, Inc., a medical office developer based in Southern California.  In that role, Mr. Needham lead the development of outpatient medical office buildings, which included surgery centers, dialysis centers, imaging, labs, urgent cares, physician offices and other healthcare uses.

 

Mr. Needham has also practiced law with two well respected law firms, namely the AmLaw Global 100 law firm of Sheppard Mullin Richter & Hampton in Costa Mesa, California, and Stradling Yocca Carlson & Rauth in Newport Beach, California.  At Sheppard Mullin, he led the real estate team of Sheppard Mullin's respected 135 attorney national healthcare practice, which was named by Law360 as the 2016 and 2014 U.S. Health Care Practice Group of the Year during his tenure with the firm.  Mr. Needham represented a broad range of healthcare clients at Sheppard Mullin, including hospitals, physician groups, ancillary service providers, payers, lenders, medical office building developers, and senior living operators.   Transactions included healthcare companies across the country in a wide range of transactions, including hospital/physician group affiliations and acquisitions; surgery center formations and acquisitions; hospital acquisitions and dispositions; management services agreements; medical device company formations, and development, purchase and sale, financing and lease of MOBs, senior living, behavioral health hospitals, and acute care hospitals. 

 

At Stradling Yocca, Mr. Needham represented clients in a wide range of transactional real estate matters, including acquisition, entitlement, development, construction financing, permanent financing, joint ventures, leasing, and disposition in all product types.  Specifically, Mr. Needham advised clients in medical office, senior living, multifamily (apartments), retail, industrial and professional office.  Clients included developers, investors, borrowers, lenders, landlords, tenants, for-profit companies, non-profit entities, cities and redevelopment agencies, providing Mr. Needham a well-rounded perspective of real estate.

 

Mr. Needham is active in the community.  He was a co-founder of two Christian schools, Crean Lutheran High School in Irvine, California, where he led the design and construction of the school campus and served as Board Chair and President for 12 years, and Aliso Viejo Christian School in Aliso Viejo, California, where he served as the attorney and advisor for the acquisition and development of the school campus and as a Board Member for 6 years.  He also founded the basketball program at Aliso Viejo Christian School and volunteered as head coach for 14 years and as athletic director for 6 years.  Desiring to pass on knowledge and experience, Mr. Needham teaches real estate development to MBA and law students at the University of California, Irvine.  He is also active in his church and other community causes.

 

Mr. Needham is licensed to practice law in the State of California.  Mr. Needham received a J.D. from Loyola Law School, and a B.S. in Business Administration (Real Estate and Finance emphasis) from the University of California, Berkeley.
